How owning a suite works.
You acquire full ownership of the unit and lease it to the hotel operator for 99 years. The operator runs the hotel and pays you a fixed rent once a year.

What You Own
- Full ownership of your unit, with a 99-year lease to the operator and a fixed annual rent.
- The rent is 7% of the purchase price excluding VAT in the current sales phase, fixed for 10 years and then indexed annually to the Spanish CPI. It is paid once a year by the operator, plus 21% VAT.
- The lease cannot be terminated unilaterally by the owner, as all units are operated as one hotel.
- Private letting (Airbnb, Booking) is not permitted; your unit is part of the hotel’s rental pool.
- You may sell your unit at any time. The new owner takes over the lease; the rent cannot be transferred separately.
- Owners and their partners receive discounts on longevity programmes and treatments.
Fixed rent
7% net a year, fixed.
WoW Operations S.L., the hotel operator, pays the rent once per year. It is not linked to the occupancy of your own unit: all hotel revenue is pooled and managed by the operator.

Annual costs
Owners pay only the annual local property tax (IBI) and national taxes. All operating costs — utilities, cleaning, maintenance, replacement of furnishings, insurance — are borne by the operator under the dry lease.
Sales phases
The earliest owners get the best terms.
Prices increase and the fixed rent decreases with each sales phase: 8% in phase 1 (closed), 7% in phase 2 (current) and 6% in the final phase, which starts once €75 million has been reserved.

We estimate approximately 30% capital growth over the next five years, subject to macro-economic developments.
Your own stays
Up to 4 weeks a year.
A 100% owner can stay up to 4 weeks a year; smaller shares pro rata (a 25% share gives 1 week). Stays are subject to availability and requested in advance, and close family can use them too.
- The rent is reduced in proportion to the days you use the unit.
- In high season an indicative service contribution of €100–€150 a day applies, including cleaning and use of all facilities for owner and partner.
Step by step
How to Buy
- 1Pre-reserve online for €1,000 (excl. VAT). This places you on the Priority List.
- 2When the building permit is applied for, the €15,000 reservation (excl. VAT) opens. Priority-list members are the first to choose their unit and sign the reservation agreement.
- 3When construction starts, the reservation is converted into a sale and purchase agreement: 40% on signing.
- 425% and 25% at the two construction milestones. All payments during construction are guaranteed by a recognised financial institution, with a certificate per payment.
- 510% at the notarial deed, where you also sign the 99-year lease with the operator. The €15,000 reservation is deducted from this final instalment.
You can view the reservation agreement before you reserve. The sale and purchase agreement and the lease agreement are sent once you have reserved, together with the Risk Disclosure Statement and the Taxation Memorandum.
Guarantees
Your payments are guaranteed.
All payments the buyer makes during construction are guaranteed by a recognised financial institution, per individual buyer. The €15,000 reservation is not covered.
The fixed annual rent is paid by the operator from the hotel’s operating cash flow and is set out in the lease agreement. There is no separate bank guarantee for the rent.
Refunds and delays
- If the project does not go ahead for a reason not attributable to the buyer, the €1,000 pre-reservation and the €15,000 reservation are refunded.
- If you withdraw, the €1,000 pre-reservation is not refunded.
- If delivery is more than 6 months late, you receive 2% interest a year on the instalments paid, until the deed.
